Investing in staging your home for sale is less costly than your first price reduction. “Décor by Diane” offers a multitude of services to meet a variety of needs and budget. Because every home is unique, our services can be customized to fit your home and individual needs. Initial Consultation: (1 hour Free)
We offer a free consultation for all of our services. During the initial consultation, we will discuss your goals and objectives, identify key items that should take priority, and determine the best plan to fit your budget and staging needs in order for your home to show better and sell quicker.
Detailed Property Report/DIY Plan:
Our professionals will meet with you at your property for up to two hours. After the visit, a complete, detailed analysis of your home’s interior and exterior will be provided. The Detailed Property Report is a comprehensive list targeted to your specific property. This list can be used to assist you in the “do it yourself” process or to set the schedule for implementation of the staging plan.
If you choose to do the work yourself, an optional follow-up walk through can be scheduled for a nominal fee.
Half-Day Staging:
This service is for the home that just needs a little extra attention and expertise to get your home sold! Décor by Diane will focus on improving furniture arrangement, updating and de-cluttering accessories, and creating emotional connection points throughout the home. Our goal is to highlight your homes positive features, while downplaying any negatives. When homebuyers walk through your home, we want them to imagine living there.
Full-Day Staging:
This service is for homes that need a little more attention and expertise, or are larger than average. We will spend a whole day making a dramatic transformation to your home by de-cluttering, depersonalizing, rearranging home furnishings, and accessorizing to create a warm, inviting feel. You will not believe what a difference a day can make. When we are done, you will have a show ready home, photos for your realtor’s marketing efforts, and visuals of purchases you can make to complete the look.
New Listing or Open House Staging:
This service is for the house about to go on the market to make a great first impression. Décor by Diane will spend the time necessary prior to you listing your house or having an Open House to transform your house into a buyer’s dream. Your home should be professionally stage before it goes on the market to ensure you are gaining a competitive edge over homes already listed for sale in your area. Most homebuyers decide on a home that has the most space and amenities and evokes “warm fuzzies”.
We will work to create a spacious, warm, show-ready home that accentuates the features and amenities your home has to offer. We will also provide pictures of the staged home for your real estate agent to use in their marketing efforts.
Shopping Service:
Décor by Design provides shopping services is to help purchase accessories or any furniture you may need to complete the look and feel of your home. These purchases serve as small investments that may make a huge impact on the feel of your home. Simple and inexpensive purchases can help bring rooms together. We will create a budget friendly shopping list for those accessories to achieve the right look for you and your home. These purchases will match your existing furniture and are investments you will be able to take with you to your new home.
Redesign Service:
Even if you are not selling your home, you may want to take advantage of our services to improve the flow and feeling of your home. Alternatively, you may want us to work with you in your new home. It always makes sense to consult the experts. Décor by Diane can bring you invaluable insight regarding trends, color psychology and unique ways to create livable spaces tailored to your lifestyle and taste.

Staging consultations are generally for those ambitious enough to make the necessary improvements themselves. An assessment of the interior and exterior of the house will be done and a detailed report will be provided with and the necessary steps needed to increase the visual appeal of the home.
This initial consultation is generally 1 – 2 hours. Consultations that exceed 2 hours will subject to additional charges.
Staging a Vacant Property
$75.00/hr
Professionally stage homes sell faster than “as is” or vacant homes. Staging your vacant home with furniture/art and accessories evokes and emotional response from buyers. This enables buyers to visualize themselves living there. Furniture, and accessory rental, delivery and pick up are additional.
Staging an Occupied Home
$75.00/hr
This service includes de-cluttering, depersonalizing, and furniture re-arrangement. We will maximize your home’s space with the proper placement of furniture. Art and accessories will be arranged to give the home the fine detail needed to sell quickly.
Interior Redesign
$75.00/hr
Our interior redesign services help you turn the ordinary into extraordinary. In most cases, this is done by using what you already own, adding accessories and fine detail accents.
Personal Shopping
$50.00/hr
We will use our professionals to purchase unique and interesting accessories and furniture to create the special feel you are looking for.
